Location:
Harmony Mountain Ranch (HMR) truly represents the perfect getaway spot - far enough from civilization to relax completely, but close enough to metropolitan amenities and transportation to be convenient. Nestled on the west side of Harmony Mountain Range across from the small community of Kanarraville, the property is accessed via two Interstate 15 exits, both feeding to HMR from the East over County-maintained roads. This is ideal; freeway access but not direct access, keeping the area private. The property is 40 miles north of St. George (Washington County) and 8 miles south of Cedar City (Iron County). The combined population of the two counties is over 150,000 meaning quality restaurants, shopping, medical care, and entertainment are minutes away. HMR lies about two hours north of Las Vegas and four hours south of the Salt Lake metroplex along Interstate 15. This brings major airports and world-class amenities within short reach of Harmony Mountain as well. A winter sports paradise awaits around Salt Lake City, and even the beaches of Southern California are only a half-day's drive. Encompassing over three square miles (2006 acres based on a
recent survey) Harmony Mountain Ranch is a unique undertaking
designed to capitalize on site attributes, turning mountainside
locations into a multitude of beautiful homesites, each with its
own unique charm. The site is roughly rectangular in shape and
is located on the east face of the Harmony Mountain Range
(Stoddard Mountain), providing panoramic views of the Kolob area
of Zion National Park to the southeast, the Kanarraville Valley
and Hurricane Cliffs to the east, and the Cedar Valley and
Tushar Mountains to the northeast (Sunsets are truly
remarkable). Elevation runs from 5,700 to 6,400 feet, and the
site is bordered by Federal (BLM) land. Having BLM land adjacent
to HMR means that there is direct access to pristine wilderness
areas that will never be developed, thereby giving future
residents a much larger "backyard." Access is via a chip-seal paved road (maintained by Iron County) running west from Kanarraville over Interstate 15 and to the Property on the East boundary then up and through the Ranch. Kanarraville is serviced by two exits from I-15, and gives Harmony Mountain Ranch easy but not direct access. This is highly advantageous; the site has County-maintained access off a major Interstate, but is unlikely to have extraneous traffic, helping to maintain the exclusivity and privacy of the project. The location and elevation of the site give Harmony Mountain four distinct seasons. Spring shows dramatic vegetation growth including wildflower-covered meadows with some water runoff. Summer temperatures are usually mild and offer a welcome respite from the Southwest desert heat. Harmony Mountain Ranch enjoys a spectacular Fall, with the oak and brush in full color, not to mention the Fall palette on the Hurricane Cliffs and Kolob area directly across the valley. Winter usually brings some snowfall, though it is rare for more than a few inches to stay for long. Wildlife is plentiful in the area.
Improvements:
The following is the concept for development of the Harmony Mountain Ranch project; lots will also be subject to CC&R's, please confirm specifics with Developer prior to purchase. The development concept of Harmony Mountain Ranch is to create an upscale ranch-style mountain community offering a highly picturesque and private location with convenient access, full services, and proximity to a wide array of amenities. The property consists of approximately 2006 acres that has been approved for 96 20+/- acre lots. The HMR layout is truly remarkable; every lot has at least one view corridor and many have several. Vista selections include the 70+ mile Cedar Valley views from cozy hollows to dramatic sunset views of the Hurricane and Kolob cliffs from ridges and mountainsides. There are mapped lots with a more level topography and fewer trees, ideal for open yard space, small pastures or horse arenas, and selections that track up steep inclines to a promontory where a showpiece house could be built. Interior streets will provide access to all lots. Architectural controls will provide for all lot entrances to be consistent with the overall design of the development. This will create a sense of community and help maintain the feeling of a ranch lifestyle. Primary roads will be county-maintained and picturesque, with riding trails running along the side. Emphasis will be placed on maintaining as much of the original landscape as possible, with CC&R's requiring careful lot excavation and construction, as well as large setbacks. The Project's excellent services will be carefully blended for maximum preservation of the natural beauty and rustic charm of the site while providing great investment protection. On-site amenities includes a common water system providing high-quality water to each lot at good pressure. Residents are required to install a fire protection hydrant on each site. The system includes a very high capacity tank or tanks located on the southwest portion of the property. Power, phone, gas, and high-speed data cable are also provided. Sewer will be handled by individual septic systems provided by lot owners. Harmony Mountain Ranch is home to a quality equestrian facility, including stables, indoor riding arena, outdoor riding areas and trails throughout, and access to thousands of square miles of BLM land to explore.
